Commercial Buildings

Continuous AI optimisation for offices and mixed-use portfolios.

Enerzyz is built for commercial buildings as well as hotels and hospitals. It works with the BMS you already have across a single building or a portfolio, and gives engineering teams visibility they otherwise don't have time to build manually.

Enerzyz's approach carries an operating discipline shaped by hospitality, where guest experience, cost control and lean facilities teams all have to be balanced at once. That same practical, tenant-experience-minded discipline is what we bring to office and mixed-use portfolios.

The problem

Commercial buildings run HVAC against tenancy agreements and occupancy patterns that shift over time — after-hours use, evolving hybrid-work schedules, and tenants who don't always match the building's original design assumptions. A schedule set correctly at fit-out can drift out of step with how the building is actually used, and a landlord or facilities team managing several floors, tenants or properties rarely has the time to manually cross-check HVAC run-time against every lease's agreed hours. The result is energy spent — and, in a multi-tenant building, after-hours usage that goes unbilled.

Where Enerzyz fits

Enerzyz connects to your existing BMS, chillers and HVAC and optimises them continuously — it does not replace your BMS, whether you're running a single building or a portfolio. Every deployment starts read-only while it establishes a baseline, typically two to four weeks; any move to active optimisation is opt-in, reviewed and approved by your engineers, logged, reversible, and can be switched off at any time. Your BMS remains the authoritative control layer throughout, and your operators retain override authority at all times.

What Enerzyz looks at

After-hours HVAC vs. tenancy schedule

Maps HVAC run-time against the actual tenancy schedule to expose usage running outside agreed hours — unscheduled, and in a multi-tenant building, unbilled.

Central plant & chillers

Continuous power-versus-supply-temperature modelling surfaces abnormal draw well before a BMS fault code appears, so maintenance can be scheduled ahead of a failure rather than reacted to after one.

Mechanical services

Predictive asset management across the compressors and motors behind building plant, catching the slow degradation that raises duty cycle and energy draw long before it becomes a breakdown.

Portfolio visibility

For owners and managers with more than one property, the same continuous analysis applies building-by-building, giving a consistent view of where energy is being wasted across a portfolio without adding to engineering teams' manual workload.

These are the patterns Enerzyz's platform is built to detect, illustrating the kind of issue found — not a guarantee of what any specific building will show.

What this is worth

Correcting after-hours HVAC waste of this kind is estimated at a 15–25% annual saving or billing recovery on the affected usage, depending on the leverage available — an illustrative estimate, not a guarantee for any specific building. Whole-building energy more generally typically falls 15–25%, with individual assets such as HVAC able to see up to 40%; your own figure depends on your building's systems, condition and operating pattern, which the assessment establishes. No CAPEX, subject to assessment.

How it starts

A free Facility Readiness Assessment is the first step, for a single building or a portfolio. It's independent and advisory-only: it establishes whether your building is a good fit, what data and systems are already available, what a realistic baseline looks like, and roughly what the opportunity is worth in dollars — before you commit to anything.

Proof

Enerzyz's verified deployment evidence to date is at the InterContinental Dhaka, a hotel property — an IPMVP-verified 25.8% HVAC energy reduction over three months, with zero disruption. We have not yet published a commercial-building-specific deployment result. The underlying capability — continuous HVAC and central-plant analysis on top of an existing BMS, with no rip-and-replace — is the same capability proven at Dhaka, and applies directly to office and mixed-use buildings.
