The problem
A hotel's HVAC and central plant run continuously against demand that never stops changing: check-in and check-out cycles, seasonal occupancy, event and banquet loads, and guest comfort expectations that can't be compromised. Engineering teams are usually stretched thin, often responsible for several buildings or a wide mix of mechanical systems, and can't manually watch every chiller, air-handling unit and pump for the slow drift that wastes energy long before it trips a fault code. Energy is typically one of a hotel's largest controllable operating costs after labour, and most of the waste inside it is invisible to a standard BMS until someone goes looking for it.
Where Enerzyz fits
Enerzyz connects to your existing BMS, chillers and HVAC and optimises them continuously — it does not replace your BMS, and nothing is ripped out. Every deployment starts read-only while it establishes a baseline, typically two to four weeks; any move to active optimisation is opt-in, reviewed and approved by your engineers, logged, reversible, and can be switched off at any time. Your BMS remains the authoritative control layer throughout, and your operators retain override authority at all times. Installation is non-disruptive and typically takes under a day.
What Enerzyz looks at
Central plant & chillers
Continuous power-versus-supply-temperature modelling surfaces abnormal draw — consistent with refrigerant loss or condenser fouling — well before a BMS fault code appears, so preventive maintenance can be scheduled before a failure disrupts guests at peak occupancy.
HVAC scheduling against real occupancy
Tunes HVAC continuously against how the property is actually being used, rather than a fixed schedule set once and rarely revisited, so comfort is held where guests are and energy isn't spent where they aren't.
On-site solar, where installed
For properties with rooftop or on-site generation, Enerzyz can flag underperforming strings or panels — output drift a standard BMS typically has no visibility into — so a maintenance issue doesn't sit unnoticed for months.
Mechanical services
Predictive asset management extends to the compressors and motors behind laundry, kitchen and back-of-house plant, catching the kind of slow degradation that raises duty cycle and energy draw long before it becomes a breakdown.
These are the patterns Enerzyz's platform is built to detect, illustrating the kind of issue found — not a guarantee of what any specific property will show.
What this is worth
Whole-building energy typically falls 15–25%; individual assets such as HVAC can see up to 40%. Every result is measured against an independently audited IPMVP baseline. These are typical ranges, not a guarantee for every property — your own number depends on your building's current systems, condition and operating pattern, which is exactly what the assessment establishes. No CAPEX, subject to assessment.
How it starts
A free Facility Readiness Assessment is the first step for any property. It's independent and advisory-only: it establishes whether your building is a good fit, what data and systems are already available to work with, what a realistic baseline looks like, and roughly what the optimisation opportunity is worth in dollars — before you commit to anything.

Case study · InterContinental Dhaka
At the InterContinental Dhaka — an 11-storey hotel running an existing Johnson Controls BMS — Enerzyz delivered an IPMVP-verified 25.8% HVAC energy reduction over three months (219,441 kWh and 61.45 tCO₂e), with zero disruption to operations. This is Enerzyz's verified result for that specific property; it is not presented as a typical outcome for every hotel.
