Every building is different, so the commercial model is recommended after the assessment, never before. In the typical case there is no CAPEX (subject to assessment). At Standard Properties there are two standard routes in Year 1: a share of verified savings, or a fixed subscription. The route for your property is selected after the assessment, based on your preference, how the savings can be measured, commercial fit and the approvals it needs. Both have a one-time Month 4 exit; their payment arrangements differ. Data centres are priced as a fixed annual fee per megawatt of contracted IT capacity, with their own Month 4 test. Commercial models are subject to change as the model develops. Only the final signed Facility Services Agreement binds and prevails.
